The Capital Islamabad CDA is in charge of ensuring that construction projects run smoothly. It has the authority to approve or deny the NOC to any housing society located on Islamabad’s grounds. As a result, the CDA deemed many notable housing societies illegal in October 2020. The 1992 ICT Zoning Regulation Amendments put an end to further building and development in the societies. The changes are intended to cover some problems that are necessary to cause any society to be illegal.
Housing societies have a two-tier approval procedure. It first approves the project’s layout plan. The CDA then issues a No Objection Certificate (NOC) after all processes have been completed. The project’s sponsors can move forward with development work and plot selling once they have the NOC.
CDA says sponsors can move forward with the development and sale of plots in the housing initiative after acquiring NOC. Moreover, Islamabad’s Zone 4 permits residential housing societies and agro-farming. It is crucial to note that the CDA will only approve, give a NOC, or clear housing initiatives that follow all necessary steps.
